I knew the place was going to be a mess

Three months ago, the tenants in my rental property stopped paying rent.

For 5 years, the tenants paid rent faithfully every single month around the first.

I never had a single problem during the entire time. I was very surprised and shocked when the tenants didn’t pay rent. On the fifth day of the month, I decided to give the tenants a courtesy call. No one answered the phone, so I left a voicemail. I also left a voicemail on several additional occasions. On the 15th day of the month, I sent a certified letter to the tenants requesting the rent and all of the late fees. The sheriff tried to deliver the certified letter, but the place was empty. I received a phone call from the process server. I knew the place was going to be a mess when I realized that the tenants suddenly vacated the house. I drove to the location a couple of days later. I was disgusted by the condition of the property. The carpet was covered with stains and the refrigerator was filled with mold and mildew and rotten food. The worst part about the house was the fact that the AC was broken. I spent $1500 to repair the AC and I had to clean and sanitize the ductwork. Every air vent was covered with mold and the intake vents were dirty too. The AC was the biggest repair expense, but it took me three entire days to clean the house and get rid of the trash. I’m still confused and angry about the whole situation.
