An addition would mean larger HVAC

My husband and I don’t share a bedroom.

We also work from home and have separate office spaces.

I pushed years ago to get the laundry in the house rather than the backyard shed. So a lot of the rooms are taken in our house. We have one spare room that our first born child is going to take. We have talked about it and the two of us want at least two kids. If we have the same gender, we will try for baby three. The downside is that our house can’t fit 2-3 kids. With our current set up one is okay. We have been loosely toying with the idea of adding an addition. Our house is laid out well for an addition. We can just make our current hallway longer to add another two bedrooms and even a bathroom. The septic system is back there as well. However, it is a huge expense. Trees would need to be removed and the ground would need to be leveled. Plumbing and electricity would have to be considered. My husband recently mentioned that our current HVAC unit would be good enough anymore. We would either need to have two HVAC units or start over with a bigger model. That adds nother price point to the addition. We currently have a central HVAC unit too. So do we continue onto that ductwork? Do we have a central HVAC unit and then ductless units in the new rooms? It is a lot to decide and quite a bit of money. We fortunately have years before it is a problem.
