I can’t hold the party who trashed my rental responsible

Three months ago, the renters in our rental property stopped paying rent, however for 5 years, the renters paid rent faithfully every single month around the first. I gained a PC call from the process server. I knew the venue was going to be a mess when I realized that the renters suddenly vacated the house weeks prior. I drove to the location a couple of afternoons later. I was flat out disgusted by the condition of the property. The carpet was covered with stains as well as the refrigerator was filled with mold as well as mildew as well as rotten food. The worst space about the house was the fact that the A/C was broken. I spent $1500 to repair the A/C as well as I had to clean as well as sanitize the air duct, and every air vent was covered with mold as well as the intake vents were dirty too. The A/C was the largest repair expense, but it took myself and others multiple entire afternoons to clean the house as well as get rid of the trash. I’m still confused as well as irritated about the whole situation.
