When my friends and I were all still in undergraduate school, the prospect of spending a decade or so in graduate school was a scary thought. There are some people who pursue PhDs and it takes roughly this long for them to get their final diploma. That’s why many of us started to seriously consider going to law school to become lawyers. It’s a common path for people studying philosophy or economics, so it seemed like a natural fit. Thankfully I took a few pre-law courses at my undergraduate college and realized quickly that it wasn’t the right profession for me. However, my best friend and roommate had the exact opposite experience. He took the pre-law course because he could get into any other classes for that hour, and it ended up giving him a path to follow in life. It wasn’t easy though, because he had to first pass the LSAT with a good score and finish three years of college at a law school. Once you have your diploma, you then have to pass the Bar exam in every state in which you wish to practice law. My friend immediately went into trial work for the state prosecutor’s office. Despite the lucrative salary as a state attorney, he was overwhelmed with stress and anxiety. He didn’t enjoy having to defend legitimate criminals and in some instances they were monsters who committed murder and other horrific acts. When a classmate from law school told him about the wonders of being an estate law and family attorney, my friend took the first opening at a law firm that he could find. Now that my friend is an estate law and family attorney, he is much happier. Every once in a while he has to deal with unsavory clients, but it’s nowhere near as bad as defending murderers in criminal court cases.

I recently gutted and fully renovated my bathroom. I removed the laminate floor and added penny tile. The shower plastic walls have become a gorgeous hexagon. I splurged to get all the moen fixtures in a brushed nickel. I got a new vanity, countertop and lights. The last thing was replacing the window. I managed to convince my husband to widen the opening and get a larger window for the bathroom. I love that it lets in so much natural light. The bathroom is on the second level and allows for a gorgeous view of the backyard. Due to this, I am hesitant to put a curtain over the window. I don’t want it that someone in the backyard cna watch you use the toilet or shower though. I have looked into window films. This is where you add a blackish tint to the window. It looks like you are putting cellophane on the window. You won’t notice it from inside the house at all. It is just outside the house you won’t see a thing. I made a mistake. I bought a cheap window film and thought to install it myself. I had bumps, air pockets and a whole mess. I ended up ripping it off. Now I think I need to contact a professional window film and tinting company. The whole bathroom is just perfect. I want the window film done right and smoothly. It isn’t that much money to make that final detail look perfect. That film is going to last me for years. So it is worth the investment.

For the longest time, the rooms on the ground floor of my house always felt colder than the rest of the rooms even in summer. During summer, my kids would fight for who would sleep in the guest room on the ground floor because it felt cooler. They would also fight for temperature control as we never could get to moderate temperatures that suited every occupant in the house. I had enough so I decided to visit the local service provider to see if I could get a solution to this problem. The heating contractor suggested I transform the electric heat pump that I had already installed into a zone control system. He assured me that the digital thermostat, as well as its function, would not be affected by the new system. The heating technician had to first come to the house to assess the whole-home heating in order to further advise. The expert suggested that we first execute a thorough furnace/heater tune-up on the central heater as well as fix any furnace/heater repairs that were needed. As they worked the senior professional gave me another suggestion on solving the uneven temperature issue, installing radiant floor heating. The only downside of these units was that they cost more than the zoning system. Once the maintenance and repairs were done, the servicemen went ahead installing the zoning system on the electric heating system. With all these systems, I was worried that the energy bills would skyrocket to a ridiculous number but the experts shared some useful energy-saving tips that would come in handy. Within the first night, we all noticed a difference and for the first time since we moved in, the ground floor rooms were the same temperature as the rest of the house.

Growing up my parents noticed that, unlike other children, I would pay more attention to the details of anything more than the actual object or situation. When I grew up, I took up forensics as my profession and I absolutely loved it. In my job, no day was the same as the previous one and I felt like I was contributing to making the world a better place by locking away criminals. I remember a case that I worked on that involved a burned-down house and law enforcement thought that there was a high chance that an arsonist had caused the fire. The only witness was a heating contractor who worked as the local service provider of the town. According to the witness, the heating technicians were called to the house to run a quality furnace/heater tune-up on the electric heating system that included the electric heat pump and the radiant floor heating on the first floor of the house. The customer complained of the reduced indoor comfort and the digital thermostat had also started acting up. The tech team got to the house and was shown where the system was. They started by doing a full sweep of the central heater then identified the parts that needed furnace/heater repair. As they changed the worn-out parts of the unit, they must have nicked a wire that caused a spark, and within no time, the whole-home heating had started burning. It seems that the customer had not followed the energy-saving tips suggested by the experts. When the customer was incorporating the zone control he had failed to report an issue with the temperature control which eventually caused the fire. It turns out that he wanted the insurance payout.

Ever since the pandemic began, the rental of office space has gotten worse.

Most of the people who inhabited the offices were working from home, and many of them are choosing to continue working from home.

This makes me wonder if the rental business is ever going to pick back up. I have been a realtor for two decades and I have never seen such a decline in office space rentals as I have in the last eighteen months. I am doing more advertising for the office space rentals I have rented, and significantly less showing. The one thing I have noticed is that the employers who have offered to let their employees temporarily work from home, have not conceded their space. I have a feeling they are planning on calling most if not all of their workers back into the office. I don’t know if they feel this will increase the quality of work or the quantity of work. I guess over the next year, we will find this out, but for me, there is very little business. I have seen some upstarts looking for small office space rentals, but nothing like I was seeing five or ten years ago. I may not continue as a realtor who works with office space rentals if there isn’t a change in the market. I can’t afford to stay in this business, but I can’t choose to work from home like many people have done. I’m giving it another eighteen months in the office space rental category then I will go back to just working with home sales.

So it’s been a very long time since I had to rent.

That would have been just prior to my wife and I buying our starter home when we were like late 20’s.

Now, I’m in my late 50’s and am renting again. I forgot just how much I loved owning my house and my HVAC equipment. But thankfully, this is just temporary as we just sold the family home. We renovated, replaced the old HVAC unit and sold it. We were lucky because we hit a hot real estate market right when we needed to. But we also sort of sold our house out from under us as well. Retirement isn’t far for either my wife nor I so we weren’t sure that buying another place here was the thing to do. We are planning on retiring to the south and the land of the heat pump. So we decided to rent for a year and figure it out. The place we’re renting isn’t all that bad. It’s a small 3 bedroom duplex. It’s actually kind of nice because it’s forcing us to get rid of stuff we don’t use. However, the HVAC equipment is old, not very efficient and breaks down. The rental company sends a handyman and the whole cycle happens again. I finally called the HVAC company and paid them to come out and do proper HVAC maintenance on the HVAC equipment. With winter closing on us, I wasn’t about to put my heating fortunes in the handyman’s hands. I don’t like spending the money but it’s better than a heating breakdown in the middle of winter.

We have this drawer in the kitchen where all the warranties for stuff ends up.

It’s just that these warranties are for a hand mixer from 1993.

Not super helpful stuff. The real warranties are supposed to be kept with our files. Well, I ended up tearing apart both our files and every drawer in the kitchen and no HVAC warranty. This was a reaction to something I was terrified that I forgot. Of course, I was barely listening to the HVAC professional as he was giving up some final instructions after the HVAC unit was replaced. All I wanted to do was go upstairs and play with the new smart thermostat app on my phone. I’d been itching to do this for the entire day. And of course, I didn’t even glance at the warranty. So two months later, I have this flash on the HVAC contractor saying the new HVAC equipment warranty has to be registered within 60 days. I scramble online to check to see if this is right. It is and off I go tearing the house apart looking for all of the new HVAC unit information and warranty. Thing is, if I didn’t get the HVAC warranty registered, that warranty would then be void. Hence the freakout. My wife walks in after work to see me in full mental meltdown mode. I’m like hair on fire, wide eyed freak at that point. She just sits down calmly and opens her laptop. My wife invites me over to show me all the information I was desperately searching for. Oh and she did listen to the HVAC contract as well as read the warranty of the new equipment. The HVAC warranty was registered the day after the installation. And yes, that would be my wife once again.

You simply couldn’t pay me enough money to go through another home building project.

Once is enough for me, that’s for sure.

And it’s more than just all the planning, executing and the million details of building a house. We also had to do some renovations on our former home that included replacing the HVAC equipment. Selling the home we’d lived in for 20 something years was first before we could build our new house. It was a bear to get that place ready to go on the market. However, replacing the HVAC unit did come with a hidden gem. And that hidden gem was the HVAC contractor we had do the HVAC equipment replacement on our old house. He was so great. This HVAC contractor was so on top of everything and so professional that he made the process just seamless. The great thing was that we had him do the HVAC in our new home. The house we built is much smaller than our old house because it’s now just the two of us and the dog. We had some very specific ideas when it came to the quality heating and air we wanted for the new place. And finding the right HVAC contractor prior to starting the home build was such a godsend. For sure, building our home was tough to deal with all the details that go into a project of that magnitude. But at least we didn’t have to worry about the HVAC as we had the best of HVAC contractors. That was at least one good thing that we could count on during the build.

As far as I’m concerned, I could never see snow or ice again and I’d be perfectly happy with that situation. I’ve lived in the north and I’ve lived in the south. From here on out, I’ll stick to the south. I just can’t take the winter cold and all that gas furnace heating. And don’t get me started about the heating bills. I sure wouldn’t want to have to pay the heating costs that are supposed to skyrocket up there this winter. No, I’ll stick with my heat pump. Sure, there is zero chance I have a white Christmas. But I can so get over that. And I’m not able to jump in the car and drive to a ski resort for the weekend either. Again, that is addition by subtraction. I’m happy right here in the sunshine and the mild temperatures with my heat pump. My heat pump is really sort of a genius invention. I don’t think heat pumps get near the glory and recognition they should. They are so good that the heat pump is just sort of taken for granted. But I know that I’m lucky to have the quality heating and air I get from my heat pump. The winter doesn’t need all that much heating but the heat pump provides all we need. When the summer rolls around, the heat pump definitely earns its keep for sure. Living here in the summer comes with plenty of HVAC cooling and the heat pump steps up in that regard. Yea, I’ll be fine with just the heat pump thank you. Y’all can keep the winter and all those gas furnaces.

The first thing I noticed after the HVAC company installed zone controlled HVAC in our home was that my wife was wearing one shirt.

This is not something I have seen in ages.

That woman has to dress in a bunch of layers in order to be prepared for different temperatures. This is true even inside our home. While the thermostat might be set on a number that she likes, the exact temperature varies throughout the house. This is true in most homes but even more so in our old Victorian house that has 3 floors. She might have to wear a sweater in the kitchen when the heating isn’t quite right in there. I mean we’re talking about just the slightest degree of difference in heating and cooling can make her uncomfortable. Honestly, I’ve really felt for her over the years. This isn’t a fun thing to deal with for sure. But I really didn’t know quite what to do about it until I discovered zone controlled HVAC and that the HVAC company can add it to existing HVAC equipment. That was all I needed to hear before picking up the phone and making an appointment with the HVAC company. Now, there are six separate zones in the house and my wife can customize all six thermostats to her liking. It’s really quite remarkable this zone controlled HVAC. And it’s really sort of nice to see my wife in just one layer as she moves around the house. Even the kids are into it. They love being able to customize the thermostat setting for their floor as well.
